The maintenance request portal is the most effective tool to report a problem. When you make a request through our portal, our entire team is notified without delay. This ensures the right team member will see the request and start working on a solution as quickly as possible, even afterhours if necessary. Your request will be reviewed assigned to the appropriate staff member or outside contractor within a few hours in most instances. You may also call our office at 303.449.9950.
Our response procedure for emergencies and other routine maintenance matters that arise will vary by situation and circumstance. However, contact 911 immediately if there is risk of life safety or criminal activity.
Fire
Do everything within your power to contain the fire (use fire extinguisher). If necessary, contact other tenants who may be affected, leave the building and call 911.
Report the problem using our Maintenance Request Form and/or by phone call to the office after exiting to a safe location and reporting the fire to 911.
Gas Leaks or “Smell of Gas”
If you detect a sulfur or rotten egg smell in your building, it could be the odorant that Xcel puts in natural gas to help detect leaks. If you suspect an appliance is leaking gas, turn off the appliance and turn off the gas supply to that appliance (you should be able to find a shut-off handle somewhere on the supply line). If it is a particularly strong smell, evacuate the building immediately and contact Xcel Energy at 800.895.2999 from a phone NOT located in the building or call 911. Do not turn any electrical devices on or off and do not use a garage door opener. Sparks from phones, even cell phones, can ignite natural gas.

Carbon Monoxide Presence
If you have gas heat or water, you we recommend having a carbon monoxide detector installed. They may be purchased at most any hardware or home improvement store. Carbon monoxide cannot be smelled. If your carbon monoxide detector sounds, or if anyone starts exhibiting sudden symptoms that may indicate carbon monoxide poisoning (sudden headache, dizziness, nausea, vomiting, fatigue, confusion, abdominal pain, weakness, palpitations, shortness of breath, agitation, drowsiness, hallucinations, visual disturbances, or seizures) take the following action:
If no one is exhibiting symptoms of CO poisoning, then check the detector. If it is battery operated, take it outside. If it continues to sound, it is defective (or the battery is low). Otherwise, get all occupants outdoors immediately and call 911

When leaving the building, do not prop open any windows or doors. This will allow a more accurate reading of CO levels to be measured when the Fire Department arrives. Any open doors or windows may allow CO gases to dissipate before the arrival of the Fire Department.
Plumbing Leaks, Clogged Drains or Flooding
Report the problem using our Maintenance Request Form if you cannot contain the leak. Turn off the water valve to the broken pipe or to the exterior water main if you can locate it. Do everything within your power to contain any leaking or flooding and, if necessary, contact other tenants who may be affected by the leak.
If your plumbing drain system ceases to work, (drains, sinks, tubs or toilets fail to function properly) this may be considered an emergency ONLY after you have made every effort, including plunging, to clear the stoppage yourself or the blockage creates flooding. In any case, turn off the water supply and clean up any mess.
If flooding occurs on weekends or after-hours due to blockage or leak, please report the problem using our Maintenance Request Form and/or by calling the office and contacting a plumber.

No Electricity / Partial Electrical Outage
Report partial electrical outages using our Maintenance Request Form.
If a wall switch or outlet begins to smoke or smell like it is burning, turn off the switch or unplug items from the outlet.
Building Wide Electrical Outage
Most electrical outages are brief and corrected within minutes by Xcel Energy. Report electrical outages using our Maintenance Request Form. You may also report the outage to Xcel and check their outage map to see the extent of the blackout in the area.
No Heat
This is only considered an emergency in the wintertime when temperatures are exceptionally cold. Report problems with heating using our Maintenance Request Form.

Air Conditioning
Report failure of air conditioning using our Maintenance Request Form.

No Hot Water
In the event your hot water is not working, and it is not during normal business hours, we may be unable to repair the problem in as timely a manner as we would like, so be resourceful in the meantime.

Any Problem Involving Your Lock and/or Key
THE LOCK MAY NOT BE CHANGED unless absolutely necessary. It is the tenant’s responsibility to ensure that any new lock is re-keyed to our master system through Buffalo Security 303.494.0707. If you are locked out during normal office hours, please stop by our office, we’ll help you get back in. Other issues may be reported using our Maintenance Request Form.
Noise Complaints, Security Issues or Criminal Activity
Please contact Boulder Police. If the problem is not serious enough to involve the Police, you still may wish to make us aware of it, so we can address the issue properly, by reporting the problem using our Maintenance Request Form.
